This full basement development project in Saskatoon transformed an unfinished concrete basement into a completely framed, insulated, and drywall-ready living space. The construction scope included: interior partition wall framing using steel studs, code-compliant insulation on all below-grade exterior walls meeting Saskatchewan's thermal requirements for Climate Zone 7, full drywall installation throughout all framed areas, and a combination of drywall ceilings in the primary living space with a T-bar ceiling in the utility and storage areas to allow mechanical access.
The Saskatchewan National Building Code sets minimum insulation requirements for basement walls — a minimum of RSI 2.0 (approximately R-11) on below-grade walls, though we recommended and installed R-17 effective insulation on all exterior-facing wall assemblies to deliver meaningful energy savings during Saskatoon's long, cold winters. Rigid foam board against the concrete provides a continuous thermal break, with batt insulation between the steel studs bringing the assembly to the target R-value and meeting the city's requirements for permit approval.
The project was completed in sequence with the homeowner's electrical and HVAC contractors — we framed all partition walls and provided blocking for all electrical panel locations and HVAC duct penetrations before stepping back for rough-in trades, then returned to complete insulation and drywall installation after rough-in inspections passed. The finished basement is ready for flooring, painting, and trim — adding over 800 square feet of functional, legal living space to the home.
